A sealed double-glazed unit is two panes of glass with a spacer and a sealed air gap between them. When the seal fails, moisture gets in and the unit fogs permanently, and no amount of cleaning brings it back, because the condensation is inside the glass.

My window is foggy between the panes. Can it be cleaned?
No. The moisture is sealed inside the unit, so it cannot be reached. The failed unit has to be replaced, but usually only the unit, not the whole window.
Do I need a whole new window?
Usually not. If the frame, sash and hardware are in good condition, replacing the sealed unit is much cheaper. We check the frame at the inspection and tell you honestly which you need.
How long does it take?
The unit has to be made to your measurements, so there is a lead time after the measure. The swap itself is normally quick once the glass arrives, we confirm both on your quote.
Why did the seal fail?
Seals degrade over time, and standing water, poor drainage or heat stress accelerate it. We look at the cause while we are there so the replacement is not repeating the same failure.
